The following is a list of questions and comments to help answer some common themes we see!

Should I have a general contractor for my home renovation?

Property owners often ask if why they need a general contractor for their renovation projects. If the renovation project is on the smaller end you might be able to get away without hiring a contractor but any project that requires various trades is worth hiring one. A general contractor will organize the job and all of the tradespeople involved with the project. Its usually the little things that are between trades that need to be prepared for the next tradesperson. This is what gets missed by a DIY project compared to working with a contractor. Remember, most projects require various trades such as drywall, electrical, plumbing, and trimming.
You might be able to save some money upfront with a DIY renovation but if things aren’t done properly, there could be some unexpected expenses in the future. Contractors have a reliable network of trades people that they work with on a consistent basis. Letting them run the whole project ensures the process is kept as smooth as possible.
 
When is the best time during the year to renovate my home?
Home renovation can usually be performed all year round with a few exceptions. As an example, any foundation/footing work or a home addition should done in warmer temperatures (Above freezing is your best bet here). Renovations or remodelling taking place indoors can usually be completed at anytime with the occasional task that may be weather dependent. Exterior work on chimneys, siding, or roof work is recommended to be done in the summer and early fall is possible. With proper equipment and rain coverage, outdoor renovation can still be done. To sum that all up, yes a handful of projects might be better during certain times of the year but generally most projects are okay year round.

How long will my project take?
This question is always hard to answer as the answer is “it depends”. When we go over the scope of the project, we will have a much better idea of how long the whole process will take. Things that can effect the project time include picking what materials are needed and the delivery time, additions to the scope of the project, obtaining permits if required for the renovation. In most cases, after the first few meetings we have, a draft project plan can be made to give you an estimation on a project timeline.

How much will the project cost?
If you just read the above answer, you’re not going to love the answer to this one either… “It depends”. Renovation projects can vary widely in costs depending on your personal needs and project budget. As an example, if you are just adding a wall to make an extra bedroom this will be much cheaper than adding a whole new bathroom. If your renovation involves and exterior changes that may involve structural changes, an architect or engineer will be required for the job which adds a cost as well. As a rule of thumb, kitchens, bathrooms, and ensuite tend to be the most expensive areas of a home to renovate. We will do our best to provide an accurate price estimate of your renovation once we map out a proper project plan.

Will there be a mess during my project? Can I live in my house during the remodel?
There’s no way around it, construction is messy. Before we get to your beautiful completed final project your space will look like a construction site. As they say, good things come to those who wait. That being said, we will take the utmost care of your property while our team is at work. Clean tarps will be put in areas that are needed as well as cleaning workspaces and high traffic areas during the renovation. As for living in your home, that is usually no problem! Our team does a great job of sectioning off only the required areas for your renovation.

Which type of renovation will add the most value to my home?
While renovations and remodels will definitely add value to your home, sometimes external factors can play a bigger role in a valuation. Factors such as the neighbourhood you live in, the condition of the overall property, and where your home is in the neighbourhood as well. That being said, renovations can definitely be away in increasing the value of your home. A properly done kitchen renovation or adding a bedroom can help increase home value. A good number to look and strive for with a home remodeling project should be doubling your investment. A $7500 kitchen renovation should ideally increase the value of your home by $15,000. 

Now some things for you to think about!

What rooms in your home do you want renovated?
This isn’t usually a big deal when it’s a closed room like a basement or closed space like a bathroom. However if its in a large open area like the kitchen, you may need to consider areas connected to the space. We’ve done some projects where we did a complete overhaul of the kitchen (looking absolutely stunning by the way) but once the renovation was done the dining and living room area just seemed kind of outdated. If you have no plans of renovating the adjoining spaces, you may want to take that into consideration when planning your main renovation project. Even if your schedule or budget requires a one renovation at a time approach, it’s important to take into account how one space will affect the next.

What is a realistically amount you can spend on your renovation?
This is where we encourage our clients to be as upfront with us as possible. Money can be an uncomfortable topic to talk about and some people think if they “show their hand” that contractors will charge extra for unnecessary costs. This is definitely not the case and we want to ensure that you are able budget your money as properly as you can. When budgeting for your renovation project here’s a list of costs that maybe on top of what you’re paying your contractor for: Taxes, consulting fees, appliances, lighting fixtures, and new furniture. It makes everyone lives easier when we know if your initial budget is inclusive of these other expenses or not.
Another word of caution, if you got some inspiration on a home renovation from watching a reality TV show, take the renovation costs they provide with a grain of salt. Believe it or not these shows are scripted and sometimes budgets can be completely misleading. We had a kitchen renovation that we estimated would cost $60,000 while our client thought it could be done with $10,000 cause of a show she watched. Now we’re not saying these shows are bad cause there are some beautiful renos done on these shows but just make sure you’re not dialed in on the costs as those can be very misleading.

What type of use will the rooms you’re renovating have?
This play a role in what type of function you would like for your newly renovated homes to have. Is the kitchen going to be shared living space for the whole family or only a space where the head chef is running the ship? Will your living room be spaced for entertaining children or maybe setting up a large flat-screen TV where its more of a no-run-zone? Decisions like these can alter the design, function, and look of the renovation you want.

Is there a particular design style you like?
This is definitely our most favorite part of the process and probably the most time-consuming part for our clients as well (as it should be!), deciding on the design style for your renovation! If your renovation is for a small portion of your home, it may be better off just matching to the rest of your home. If this is a large overhaul project or the beginning of a room-by-room renovation, picking the design you want at the beginning is super important. This could be an entire blog post on its own but here are some of the top styles that we commonly see at the moment: Modern, Mid-century modern (Our personal favorite!), Minimalist, Scandinavian, Industrial,  Contemporary, and Urban. If you don’t know what any of that means, do a quick google search on interior design styles and we guarantee you’ll be spending the next few hours looking for the perfect style for your home. Remember that your whole home doesn’t need to be all one style and these style have some overlap in them as well!

Do you or will you potentially have any accessibility considerations?
If you or anyone in the family has some mobility issues, it is imperative that you factor this into your renovation rather than having to deal with it in the future. The changes can be subtle such as widening spaces or changing the layout of a space but it can have dramatic impact those folks that may have a little harder time getting around.

What type of flooring do you want for the reno?
It’s common to hear that you need to take extra care and make proper investment into things that touch the ground like your car, bed, and shoes. For your home renovation, the equivalent would be the flooring as it plays a big role for the look and feel of your space. There are so many options nowadays for flooring and how you intend to use the space can be a deciding factor. Here’s a quick list for you: Hardwood, stone, laminate, carpet, porcelain tiles, and engineered wood. If you don’t know where to start for your flooring, we recommend noting down the type of flooring that is used when you are figuring out what interior design style you want. We like to make sure the floor is decided first as that can lay the foundation for the other finishes required in your renovation.

What are your colour preferences?
Another topic that we’ll write a whole blog post about in the future is on colour. Colour plays such an important role in the look and feel of your space that even a fresh coat of paint can feel like you did an entire renovation to your place. Colour affects people’s moods and some restaurant and food companies spend millions of dollars in research to design the most optimal interior setting from a layout and colour perspective.

While we don’t need to spend millions to decide what colour to put on a wall, it is important to put some time into thinking what type of look and feel you want in each room of your home. As an example, it is common for dining rooms and living rooms to be warmer colors such as reds, oranges, and yellows as they are typically more vibrant and can bring liveliness to a room. In rooms where you want to feel calm and relaxed, it is common to see cool colours such as blues, purples, and greens being used. With all this being said, you may elect to use more muted tones so your furniture and art do more the talking for you’re room. As with anything design related, sources like google and Pinterest are a great way to get some inspiration before finalizing what colour you want your space to be.

Is there a particular type of material you like?
This coincides a lot with the flooring and design style question above as there is a lot of overlap between these sections. Knowing what type of material you like may help to narrow down some decision for your renovation. You may prefer sleek and shiny surfaces like glass and lacquer. Or maybe you for a more subtle matte finish for your remodel. These decision will affect just about all the material and finish selections through out your homes. Countertops, doors, kitchen cabinets, walls, stairs, floor, the list goes on! All of this comes in a variety of materials so take some time discovering which one fits your style best.
