Majority of commercial projects follow these 4 steps:
1) Budgeting and Design
This is the first stage of the project where go over our client’s conceptual design to ensure their design and functional objectives are reached. We begin coordination with any special consultants you may have hired along with landlords, property owners, and municipal building departments for your permits. Our trusted suppliers are contacted to begin negotiation on prices of materials. Sub-contractors that match the required qualification and experience of your project will be contacted in advance to ensure availability. As these steps are taking place, a construction schedule along with a highly accurate budget estimate will be provided. This is some of the behind the scenes work that you may not necessarily anticipate as a business owner.
2) Feasibility Test
Once the initial budgeting and design work is completed, our next step is to dive deeper into the nitty gritty. Our team performs due diligence to identify any potential risks or discrepancies in the scope of work, budget, and project schedule. An onsite assessment is done to determine if the proposed scope of work is feasible based on the site. A deep dive on the budget is then performed to determine the range of the budget based on the initial scope of work and to identify any budget risks and suggests mitigation measures to decrease any unnecessary exposure.

3) Pre-Construction
In this step of the process, we gather any documents required for permit submission and then apply for the municipal building permit. Purchase order are created as well as confirming the availability of desired materials. Worksafe BC compliance with notification of project issued to Worksafe BC. Once all of this is done, a “command” center is set up on site to ensure it is properly secured.
​4) Construction
This is now the stage of the project where we get started on the grunt work and making your vision become a reality. We will set up a communication control with you to communicate with you on how the project is progressing as well as any site visits you may want to make. The construction site will receive regular cleaning and inspection to ensure surfaces are protected. The budget plan we have created alongside with you will be regularly reviewed to identify if there is any potential cost savings throughout the project. Inspection of sub-contractors progress and quality of work will occur to maintain quality standards and to avoid any extra expense. If any coordination is needed with any specialty consultants towards the event of the project, we will ensure open communication with them throughout the process. We then move to the final inspection and tick off every box of the project plan we have created.
Once a project is complete, we will do our best to make sure you can get into your newly renovated space as quick as possible so you get back to what you do best, running your business.

Here are some of the most common questions we receive about commercial renovations.

How long will my project take?
This is definitely the most common question we receive from our clients as this can determine when you get to start running your business in your new location. There are many factors to consider when determining the length of a project and it will depend on the total size and scope of the work. Many contractors will provide an unrealistic timeline and schedule for your project. Reputable commercial contractors will want to sit down with their clients to plan as much they can to ensure both parties are on the same page. Generally an estimated time for each stage of the project as well as delivery times for specialty materials are big discussion points during this stage. Always know that as your commercial contractor, we have you best interest at heart and we are looking to finish the project as fast as we can while maintaining a top notch standard. Commercial project schedules should never be set in stone as there are many moving parts that can cause delays throughout the process. It’s important to keep an open mind about the project schedule and know that we will continue to communicate you throughout the entire process if any unavoidable delays do appear.

How much will my project cost?
After project length, project cost is the most common question receive for commercial projects. It’s not fair to give you a number as project costs can vastly be different between each project. A good budget estimate is created through careful planning of each stage to get the best idea of what all of the moving parts are through the project. Most commercial renovations always have a hurdle or two to jump over once the project commences as there are so many moving parts during the project. This could be a delay in materials arriving or a slight change in plan due to electrical, plumbing or structural limitations. Regardless, we will stay in constant communication with you throughout the project to ensure you are aware of any potential issues that may arise

Can we work while you are renovating the space?
Many of the clients we work (who are getting their current space renovated) with want to have their employees working in their office until as long as possible to help reduce any downtime. As fellow business owners, we understand exactly where you are coming from and will work with you at the start of the project to determine what periods it may be feasible for your employees to continue work.

If the renovation is just a small project taking up a smaller portion of your space, in most cases your employees should be able to continue working throughout the entirety of the project. For larger projects, there may be periods of days where specific section need to be barricaded off to allow our team to continuously work to finish an area.

From experience, we do recommend doing some research on alternative working spaces for your employees as construction takes place. This is due to two reason, employee productivity and hosting clients. Its inevitable that a construction sites will be loud and we have received feedback from our client’s employees that they believe their personal productivity drops during construction. A balance needs to be found where working in the office may save some costs, productivity may drop. While an alternative space may cost a little bit of an extra money, your employees productivity will likely be similar to pre-construction levels. Another advantage to a temporary alternative space is that you will be able to have client meetings without any disruptions. While most clients are understanding, bringing them into a loud construction zone may not be the best decision. And there is definitely some added motivation for your employees as they will be eager to see the newly finished space which is something they can be excited and work towards.

An alternative workspace also allows for a little bit more breathing room for our crew and we can work on the renovation without any disruptions. At the end of the day, whatever your decision may be, we will work with you to ensure there is as little down time for your employees.
 
Will I require permits?
For most commercial renovations, you will require a permit. As we plan out your project, we will help you understand what type of permits you will require for the renovation. Having an early conversation with your municipal office is not a bad idea as they can also bring up points that you may not necessarily have thought of. A quick reminder that your permits must be approved and displayed on the work site prior to any construction.
