The following is a list of tips and comments to help answer some common themes we see with bathroom renovations.

​What is part of a bathroom renovation or remodel?
Remodel and renovation are commonly used interchangeably but generally we see renovations as smaller projects with a remodel being a larger project with more moving parts. Ultimately what you want done to your bathroom is what will take place during a renovation but here are some common themes we see: Updating bathroom fixtures, replacing or upgrading the floor (we love installing tiles!), retiling the shower area, plumbing check, and a ventilation check/replacement to name a few. A couple other upgrades we commonly get asked for are the installation of a skylight, a bidet, and a steam shower and jet tub.

How much lighting will I need in my bathroom?
Not having adequate lighting might be one of the biggest mistakes we see with improperly done renovations. Whether it be putting on your make up in the morning or shaving, having proper lighting will ensure that you don’t miss any spots during your morning routine. During one of our bathroom renovations, a client of ours was so surprised on how much brighter her bathroom looked after the renovation. She then proceeded to compliment on how beautiful the rest of the bathroom looked as well but trust us, lighting is very important!

Why is tile replacement for my shower so expensive?
A tile replacement for your shower is one of the most expensive renovations you can do because not only are you adding new tiles but also securing everything beforehand. We treat the entire surrounding area to make sure there is a tight water seal and proper drainage. We’ve been called for shower repairs where a client has tried a DIY renovation which had improper setup and these repairs can get quite costly. We make sure that all of the behind the scenes work is taken care of so all you need to worry about is which type of tile you want for your remodel.

Do I need a fan in my bathroom?
A fan is one of the most important pieces in your bathroom. Without proper ventilation, humidity can build within an enclosed space. If this keeps happening, the humid and moist environment can become the perfect recipe for mold and mildew. This build up can lead to the deterioration of grout, metal, and paint. A fan is always an afterthought during a bathroom renovation for most people but we always ensure that a properly sized one in installed during your renovation. If you aren’t getting a renovation done, you can still take care of your fan by vacuuming the vent and cleaning any dust and debris that may have accumulated over time.

What do I need to prepare for my bathroom renovation?
One of the most exciting parts of any renovation is looking through different sources to find inspiration to create your dream renovation. Google, Pinterest, design shows and ideas are great resources to look for bathroom renovation designs. If you don’t know where to start, our team of experts can help with finding the right fit for you and your vision. Generally speaking, before we start the renovation, we ask that our clients clear out the area being worked on and removing any personal belongings that can be removed from the space. While we meticulously cover the work area, we also recommend covering any furniture or objects with plastic or sheets in case any dust spreads.

Will I my property value increase after my renovation?
Bathrooms actually get a great return on investment after a remodel or renovation. We’ve seen reports where the ROI on bathroom remodeling was between 90-105% depending on if budgets are upscale or moderate. In larger metropolitan areas like Vancouver or Toronto the return ranged higher from 115% to around 135%. We have seen a lot of our clients make substantial money after we’ve done a bathroom remodeling project for them. It can be a great talking point for yourself or a realtor if you’re are looking to sell your place.

Can I just re-glaze my bathtub?
Re-glazing can be a way to save a couple bucks and it requires less labour hours and takes away the cost of installing a new tub. However, it will need to be replaced and in less time then you may expect. The glaze can begin to wear off within a few years depending on the usage of the tub. Nothing can really replace the look and feel of a brand new tub. If you aren’t limited by a budget and want to do things right, replacing a tub is usually the best way to go.

Things to look out for

Mismatched Fixtures
When adding different types of materials for your bathroom renovation, we recommend only mixing up a few of the fixtures in your bathroom. For those with a design background or have a good eye for this, feel free to mix and match as you please though. We recommend not mixing things up too much as this can create a “busy” effect as it can feel like there is no continuity in the space. An easier way to make a statement would be a decorative pieces as opposed to a permanent fixture in your bathroom. That being said, it can definitely be pulled off so don’t be discouraged, this is us just providing you with some guidelines!

Properly spacing out the bathroom
This is a piece of advice for those wanting to do a DIY bathroom remodel, make sure you get the spacing right. We’ve seen countless bathrooms where people just wing the spacing and end up having either a cramped bathroom or had to order custom toilets (these are expensive by the way) because they didn’t bother measuring out the space properly.

Make sure you have proper lighting
This may feel like a common theme but it really is important to have the proper amount of lighting in your bathroom. If you’ve ever had a skylight installed in a room, you know how much brighter the room becomes and the different vibe the room gets from having the extra light. This will be the same thing with your bathroom and while not everyone will be able to have a skylight or a window, having extra lights or lighting fixtures will make sure that your bathroom really pops out.

Know where your towel bar is going
Here is some more free advice for anyone attempting a DIY renovation (We are feeling extra generous today), know exactly where your towel bar is going before you start the reno. We’ve all had the experience of a wobbly towel bar and the majority of the time this is due to installing it with no prep done before hand. When you know where your towel bar will go, you are able to reinforce that area with some extra support so when you install your towel bar, it wont’ go flimsy on you. Remember, all it takes is accidentally putting extra weight on your towel rack for it to rip off the wall if the proper prep work is not done beforehand.

Here are some of the latest trends in bathroom renovation designs
Some of the hottest trends we are seeing right now with bathroom renovations are powder rooms ensuites. Many of our client’s requests are having a statement powder room on their main floor having beautiful designs and materials to create a luxurious space for guests. Our ensuite renovations continue to be inspired by spa designs to have a zen type of feeling when entering the bathroom. Large walk-in showers is definitely the trend we are seeing as some of our clients have opted a walk-in shower over a soaker tub. Creating this tranquil space for your bathroom is heavily influenced by the type of light you have in your bathroom. Having a window, skylight, or installing other lighting fixture can make a world of difference into the look and feel of the bathroom.

Bringing pieces of nature in is a timeless way to style your bathroom and continues to be a top request from our clients. Having organic substances like metal, stone, and wood can really help to bring out a calm aura in your bathroom. While we don’t recommend going overboard with mixing and matching different types of materials, we have had some stunning results after a renovation where we added natural pieces to the bathroom.

The final trend that we are seeing our customers requesting is installing accessibility pieces or other support pieces for those that have or will have some trouble moving around. We typically see this in older couples who are just taking some precautionary steps such as installing things like support pieces in the shower. While these pieces aren’t necessarily difficult to install after the fact, we would recommend having them installed if you are thinking about it as it will be cheaper when incorporated into your bathroom renovation. We also don’t want to take any chances where a support piece could have stopped a preventable accident.
