The following is a list of common questions we receive for basement renovations.
How much is a basement renovation?
Like any home renovation project, this depends on a lot of different factors. Square footage of the space and extra work being done are the biggest factors involved in the cost of your remodel. A couple of examples: How much of the space is already finished, does the space need framing, do you need any walls in the basement, is there flooring in place or will you need to install some? There is no easy answer to this question but after a consultation with someone on our team, you’ll be comfortable with an estimate for your project.

Will I get a return on investment after a basement reno?
A basement remodel can be a great way to increase your home’s resale value. Reports have shown that you can get a return of about 73% when you sell your home. When buyers are looking for homes, square footage is a large factor that are used to compare properties. Renovating your basement can help by increasing this number and making your home more attractive on the market.

Should I add a bathroom to the basement?
This is not mandatory to do as it is an extra cost to consider. If it makes sense from a comfort and living perspective, then absolutely have a bathroom installed. One of the biggest implications of having a bathroom added to the basement does come if you are looking to sell your home in the future. When your property is added to real estate websites, filters typically look at basic information such as square footage number of bedrooms, and bathrooms. Just having an extra bathroom over another property could be the difference between which home is the one that ultimately sells. What should I do with by basement?
The beauty of a basement remodel is that there are so many different things you can do with the basement. Most commonly, we see people wanting to increase their living space to add extra comfort to their home. If a basement is already finished but is lacking a little flavour, you can convert it into another inviting living space. I think my basement is more humid compared to the rest of my house. Is this normal?
If your basement isn’t heated or airconditioned at the same temperature as the rest of your home, it is very normal for your basement to be a little bit more humid. What we take a look at before going forward with any basement renovation is to make sure the space isn’t excessively humid and that there isn’t any water infiltration through foundation cracks. If this is the case, our team will fix up any issues that may persist to make sure your renovation runs as smoothly as possible.

Can I close in my furnace room?
While we understand that you want to maximise the available space in your basement, it’s imperative that you keep you furnace and water tank separate from your basement reno. Your furnace room should have a proper space and ventilation as it needs sufficient combustion air to breathe. Having the appropriate ventilation is important for air circulation and can also help with fire prevention.

Can we get started on the renovation right away or do we need to insulate the basement?
Making sure you properly insulate your basement is one of the most important steps in a basement renovation because without it, it creates the ideal environment for mold mildew to start growing and spreading. Some basements will have pre-installed insulation where the pink wall wrap covers the top half of the basement wall. While some contractors will say this is okay, the temperature near the ceiling of your basement is always warmer than the floor. In an ideal situation, you’ll want to remove the pink wrap entirely and have a new insulation and vapour barrier system installed in the basement. Doing it this way creates a temperature break between the warm air inside and cool air outside to prevent condensation and moisture build up. When we are going through a basement, we will typically install a thermal break in the floor as well.

​Can I have hardwood floors installed in my basement?
A safe answer to this question would be no, it is not recommended to have hardwood flooring in your basement. This is due to any potential moisture build up that most commonly occurs in the basement of your home. Any organic materials such as wood does not fair well in this situation. Inorganic flooring such as concrete, ceramic, porcelain or sheet vinyl would all be better alternatives. If you had perfect conditions within your home and you were confident these conditions would remain over time, then you could theoretically have hardwood floors without any issues. Our recommendation would be to have LVF (Luxury vinyl flooring) installed. Modern manufacturing of LVF has made the look very close to real wood flooring. Vinyl is also inorganic and will not rot like an organic material in wood.
